This policy explains how Exquisite Luxe Properties ("ELP", "we", "us") collects, uses and protects your personal data when you visit exquisiteluxeproperties.com, including our campaign pages, or contact us. ELP is operated by Exquisite Properties Management L.L.C S.P.C, based in Abu Dhabi, United Arab Emirates, which is responsible for your personal data.

Information we collect

We collect the information you give us and a limited amount of technical information:

Enquiries and invitation requests: your full name, email address, phone number and message.
Campaign registrations (for example, Infinity at Ramhan Island): your first and last name, email address, phone number and its country code, country of residence, preferred number of bedrooms, whether you intend to invest or live in the home, your marketing preference, and a record of when you gave your consent.
Your account: your full name, email address, password (never stored in readable form: our sign-in provider keeps only a secure hash of it), phone and WhatsApp numbers if you add them, preferred currency and language, the properties you save, and the viewings you request, including the date, time and any notes.
Exclusive access requests: your name, email address, phone number, budget range, property type, preferred locations, timeframe, role and company, how you heard about us and any notes you add.
Documents you upload to your account, such as an identity card or passport, a financial statement and proof of address, which we use to verify your eligibility for exclusive listings and transactions.
Campaign and technical data: when you arrive from an advertisement or another website, the campaign tags in the link (such as UTM parameters and Google or Meta click identifiers), the referring page and the page you landed on. To protect our forms from abuse, we store a scrambled version of your IP address, created with a secret key, that changes every day and cannot be turned back into your IP address. Our hosting provider also processes standard technical data, such as your IP address and browser type, to deliver the website securely.

How we use your information

To respond to your enquiries and send you the information you ask for, by email, phone or WhatsApp.
To arrange and manage property viewings.
To create and manage your account and the properties you save.
To review exclusive access requests and verify the documents you provide.
To keep our team informed: when you submit a form, its details are sent to our team by email or WhatsApp so we can reply quickly.
To send you news about properties and offers, only where you have agreed to receive marketing.
To understand which campaigns bring enquiries, using the campaign tags described above.
To protect our website and forms against spam, fraud and abuse.
To meet our legal and regulatory obligations, including the anti-money laundering rules that apply to real estate brokers in the UAE.

Legal basis

We process your personal data on the following grounds, as permitted by the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and, where it applies, the EU and UK General Data Protection Regulation:

Your consent, for example when you tick the consent box on a form or agree to receive marketing. You can withdraw it at any time.
Taking steps at your request before entering into an agreement, such as answering an enquiry or arranging a viewing.
Our legitimate interests in running and securing our business and understanding our campaigns, balanced against your rights.
Compliance with our legal obligations.

Marketing

We send marketing messages only where you have agreed to receive them, for example by ticking the marketing box on a campaign form, which is never ticked in advance, or by accepting the terms of our contact form. You can opt out at any time by replying to any of our messages or by writing to us at the address below.

International transfers

Some of our service providers store or process data outside the United Arab Emirates. When your data is transferred abroad, we rely on the safeguards required by applicable law, such as adequacy decisions or contractual commitments from the provider.

Cookies and similar technologies

We do not use advertising or analytics cookies, and we do not place tracking pixels on our pages. We use only what the website needs to work:

Sign-in cookies that keep you logged in to your account.
A cookie that remembers your language.
Storage in your own browser that remembers your recent property searches and, on campaign pages, the campaign link you arrived from until you close the tab.

Property pages show maps provided by Google, which may set their own cookies when the map loads. Google's privacy policy applies to them.

How long we keep it

We keep enquiries and registrations for as long as we are in contact with you about a property and for a reasonable period afterwards, so we can follow up and keep a record of our communications. Account data is kept until you close your account. Where the law requires us to keep records for longer, for example under anti-money laundering rules, we keep them for the required period. After that, we delete or anonymise your data.

How we protect it

Data sent between your browser and our website is encrypted (HTTPS). Access to enquiries, registrations and documents is limited to authorised members of our team, and documents are opened through links that expire after one hour. No method of storage or transmission is completely secure, but we work to protect your data and to act quickly if something goes wrong.

Your rights

Subject to applicable law, you can ask us to:

Access the personal data we hold about you and receive a copy.
Correct data that is inaccurate or incomplete.
Delete your data.
Restrict or object to how we use it, including for marketing.
Receive your data in a structured, machine-readable format.
Withdraw your consent at any time, without affecting what we did before you withdrew it.

To make a request, write to info@exquisiteluxeproperties.com. We may ask you to confirm your identity, and we will reply within 30 days. If you are not satisfied with our answer, you can complain to the UAE Data Office or, if you live in the European Union or the United Kingdom, to your local data protection authority.
